Engaged to complete both the architectural design and construction drawings this DA approved childcare centre is the ultimate in eco sustainable design. Adapting this existing landmark heritage community building into a 120 placement childcare centre over three levels, catering for 0-6 year olds required a change of use. The site is located within a R2 low density residential zone.
Mandalay is a large two storey Arts and Crafts style residence built in 1916 on spacious grounds and mature landscape setting. It was used until recently as a function and reception centre but has been unoccupied for some time. Archizen Architects design to this existing heritage building maintains many of the original Tudor heritage features while the new modern addition incorporates contemporary materials and finishes..
A concept sketch of the proposed childcare centre design was presented to Lane Cove Council during a Pre-DA meeting and their positive comments were: that it was a viable adaptive reuse as a child care centre and there was potential to retain the integrity and character of the setting and the significant landscape - it is appropriate for the extension to be a creative and modern design.
This childcare centre opened in 2017 and is run by Bliss Early Learning Centre. Lane Cove Council.

This large purpose designed new veterinary super clinic + animal hospital was designed for efficiencies, function, form, staff utilisation, traffic flow, space, light, durability, sustainability and 24/7 pet comfort and enjoyment while in care. This modern animal care facility design also gives consideration to important issues such as acoustics, odour and cleanliness.
This unique 24/7 veterinary super clinic includes natural materials such as timber columns, timber ceilings/beams, timber entry structure and to reduce the amount of concrete used, low cost easy to build stone gabion in galvanised mesh cages was used on the building and fences - high ceilings create a sense of space while floor to ceiling glass windows help capture an abundance of natural light and add to the modern look and feel of the hospital. This low maintenance pet care facility includes the following:

Adjoining a heritage-listed property and 2-storey residences, and located fronting a busy road, this creatively designed childcare centre maximises the opportunities of this challenging site while minimising its impact on its neighbours. Accomodating 66 children, and featuring a large upper level outdoor play area terrace, this centre in Kanahooka was approved though fruitful negotiations during the initial Land & Environment Court process, after its initial refusal by Wollongong Council.

The first step is to make an appointment with the Duty Town Planner at your local Council who will answer your initial questions. Be sure to visit Council and take all relevant information with you and depending on your type of project you can discuss issues such as zoning, traffic, parking, noise, land size and frontage requirements as these generally impact the design of most developments. We find by making an appointment with the Duty Town Planner you are more likely to receive information specific to your particular site, rather than just general information over the phone from a planning clerk. Planning codes are constantly changing so we recommend that you visit Council 4-6 weeks prior to searching for your architect and starting the design process.
Should you receive positive feedback from your preliminary discussions with the Duty Town Planner at your local Council the next step is to gather the following documentation for your property:
1. the certificate of title deposited plan - that shows the dimensions of your site
2. a current section 149(2&5) certificate (less than 3 months old) - available from your local Council, typically takes 5 days
3. a copy of the sewer diagram
If you have recently purchased your property these can generally be found in your 'Contract of Sale'
When should I contact Archizen Architects? Our Fee Proposals are valid for 28 days so we recommend contacting us about one month prior to starting the design process. Once you have gathered the information above the next step is to contact us to discuss your project with a Registered Architect. To get the most out of your discussions we also suggest that you have any additional information such as any existing floor-plans, survey and images of what you're trying to achieve - note the more information you have on hand the more we will be able to assist you.
Upon receipt of your documentation listed above and following your Initial Consultation we can provide you with a written fee proposal for our architectural services. If you decide to proceed we use a simple 6 step design process - you won’t find a more straightforward easy to follow step-by-step process.
Should you decide to engage Archizen as your preferred architects we can begin the Pre-Design process the same day. A registered architect will meet with you on site to confirm your design brief and note any site challenges/opportunities prior to any design work.

The tender package is designed to make tendering for your project quick and easy so you can start your project as soon as you are ready. And you get to choose your builder. Again to help you stay within your budget we have made the Design Tender stage completely optional.

We've also got a great big balcony out the front of the lounge area and a smaller balcony off the dining area. So we often have dinner parties where we all end up sitting out on the balcony. The downstairs pool area is lovely as well. We just open up the bi-fold doors downstairs and its one big flowing living area. It's a great design. You could actually have a dinner party upstairs and be entertaining downstairs as well."
