The first step is to make an appointment with the Duty Town Planner at your local Council who will answer your initial questions. Be sure to visit Council and take all relevant information with you and depending on your type of project you can discuss issues such as zoning, traffic, parking, noise, land size and frontage requirements as these generally impact the design of most developments. We find by making an appointment with the Duty Town Planner you are more likely to receive information specific to your particular site, rather than just general information over the phone from a planning clerk. Planning codes are constantly changing so we recommend that you visit Council 4-6 weeks prior to searching for your architect and starting the design process.
Should you receive positive feedback from your preliminary discussions with the Duty Town Planner at your local Council the next step is to gather the following documentation for your property:
1. the certificate of title deposited plan - that shows the dimensions of your site
2. a current section 149(2&5) certificate (less than 3 months old) - available from your local Council, typically takes 5 days
3. a copy of the sewer diagram
If you have recently purchased your property these can generally be found in your 'Contract of Sale'
When should I contact Archizen Architects? Our Fee Proposals are valid for 28 days so we recommend contacting us about one month prior to starting the design process. Once you have gathered the information above the next step is to contact us to discuss your project with a Registered Architect. To get the most out of your discussions we also suggest that you have any additional information such as any existing floor-plans, survey and images of what you're trying to achieve - note the more information you have on hand the more we will be able to assist you.
Upon receipt of your documentation listed above and following your Initial Consultation we can provide you with a written fee proposal for our architectural services. If you decide to proceed we use a simple 6 step design process - you won’t find a more straightforward easy to follow step-by-step process.
Should you decide to engage Archizen as your preferred architects we can begin the Pre-Design process the same day. A registered architect will meet with you on site to confirm your design brief and note any site challenges/opportunities prior to any design work.
After assessing all the relevant planning codes the same registered architect will design your freehand concept sketches and you can receive your initial sketch, hand drawn to scale. They also prepare all necessary documentation for a Pre-DA meeting with your local Council and attend the Pre-DA meeting, as your representative, with you to discuss the details of your application.
After obtaining Council's feedback, should you decide to proceed further we include any requested design updates during Step 2 Detailed Design.
Using the latest sophisticated 3 dimensional archiCAD computer generated technology, we input your freehand concept sketches into our software and make any requested design updates from feedback received by Council during the Pre-DA meeting. This is where you start to see your design come to life in more detail before you spend any money on construction.
During the Detailed Design Development stage you will experience a realistic and exciting three dimensional visualisation of what your final project will actually look like. For an additional fee animated fly-through videos & colour renderings can be produced as we can tailor these optional extras to your needs and budget.
Archizen Architects will prepare all the plans, elevations and specifications that are required for the Development Application with your local council.
We produce shadow diagrams, including neighbouring properties in your drawings as required and we will liaise and meet with council to discuss your project whenever it is necessary.
With 3 decades of experience in design and construction we have built great long-term relationships with many Councils across Sydney and throughout Australia while pushing the boundaries of architectural design.
Upon obtaining written approval of your design from your local council and after receiving your instructions, we can provide additional architectural services including detailed construction drawings and all documentation required for the construction certificate/building permit.
We can produce all necessary detailed roof plans, ceiling, lighting & electrical drawings and elevations including schedules and specifications.
We can also liaise and meet with the relevant consultants such as engineers, builders and contractors where necessary. We've made this stage completely optional as some of our clients such as experienced builders and developers prefer to handle this stage and save costs. While others with limited experience and time prefer to have us complete this stage so they can enjoy a stress free experience.
Drawings required by builders for tendering are prepared in a comprehensive tender package so building contractors can compare 'apples with apples'.
We include drawings, detailed specifications and specialist reports and we discuss these documents along with our expectation levels with potential builders on our Builders' Tender List. We send your tender package out to a number of builders who have registered an expression of interest in quoting for the construction of your project. You are free to use your builder or one on our Builder's Tender List who has expressed and interest in your project and submitted us with a quotation, alternatively you can SAVE $$$ by becoming an owner builder.
The tender package is designed to make tendering for your project quick and easy so you can start your project as soon as you are ready. And you get to choose your builder. Again to help you stay within your budget we have made the Design Tender stage completely optional.
Archizen can take the stress out of the building process by acting as your agent, liaising with the builder you choose on site, giving you peace of mind by ensuring that your home or project is being built according to your plans and specifications.
Your architect will meet with the builder you've chosen and the relevant council representatives as often as necessary to ensure the building process is as smooth as possible. Your architect will keep you informed promptly if they have any concerns whatsoever to keep delays and costs to a minimum. Again to stay within your budget we have made the Contract Administration stage completely optional..
